Tóm tắt
Nghiên cứu này đánh giá các nhân tố ảnh hưởng đến quản lý dòng tiền của nhà thầu trong các dự án nhà ở xã hội tại Việt Nam. Mục tiêu của nghiên cứu là xác định các nhân tố bên trong và bên ngoài của dự án, như quản lý, vận hành, kinh tế, tài chính, thị trường, các vấn đề pháp lý, tuân thủ pháp luật và các vấn đề môi trường, ảnh hưởng đến quản lý dòng tiền. Phân tích hồi quy tuyến tính đã được áp dụng trên dữ liệu khảo sát từ 234 đáp viên đại diện cho các nhà thầu, chủ đầu tư và các bên liên quan. Kết quả cho thấy các yếu tố như kinh tế, nhu cầu thị trường và quy định pháp lý có tác động đáng kể đến quản lý dòng tiền. Tuy nhiên, quản lý và vận hành dự án không có ảnh hưởng rõ rệt. Nghiên cứu cung cấp cái nhìn sâu sắc cho nhà thầu và chính phủ về việc tối ưu hóa quản lý dòng tiền, thu hẹp khoảng cách lý thuyết và thực tiễn quản lý, làm thay đổi quan điểm của công chúng về quản lý dòng tiền của nhà thầu, điều mà lâu nay vẫn coi là nhạy cảm. Hạn chế của nghiên cứu là việc thu thập dữ liệu chỉ giới hạn tại Việt Nam; hướng nghiên cứu tiếp theo sẽ là so sánh với các thị trường khu vực và toàn cầu.
This study evaluates the factors influencing the cash flow management of contractors in social housing projects in Vietnam. The research aims to identify the projects' internal and external factors, such as management, operations, economics, finance, market, legal issues, law compliance, and environmental concerns, that affect cash flow management. Linear regression analysis was applied to survey data from 234 respondents representing contractors, investors, and stakeholders. The results show that factors such as economics, market demand, and legal regulations significantly impact cash flow management, while project management and operations do not have an apparent effect. The study provides valuable insights for contractors and the government on optimizing cash flow management, bridging the gap between theoretical knowledge and practical management, and changing public perceptions of cash flow management, which has long been considered a sensitive issue. A limitation of the study is that data collection was confined to Vietnam; future research will focus on comparisons with similar global markets.
